News on Selling a home in Tampa, Flat Fee MLS beats Full-Service

Since 2005, ADDvantage Real Estate, getmoreoffers.com, has offered flat fee MLS listings throughout Florida, including Greater Tampa Bay in Hillsborough County. We have sold over $100,000,000 in property through our flat fee MLS website, getmoreoffers.com.
While not all sellers that have listed their Tampa Homes for sale on getmoreoffers have sold, many home owners have done so successfully. The sellers that didn’t sell, either withdrew their property or re-listed their home with another agent. That new agent is always a full-service agent. Sellers likely reasoned that because their flat fee MLS listing disn’t sell they may have better luck with a full-service agent. As well, it is common for full-service listings to move from one agent to another in serach for someone that will prevail. Truth is, of course, the seller enventually lowers their price and the home sells.
While this cycle happens every day in real estate, it wasn’t until January 2011 that we at ADDvantage decided to track all our listing we had lost over the years to see whether there was anything we maybe missing. Maybe we could do more.
Because we started offering flat fee MLS in Tampa Bay in 2005, we had over 400 listings that were not sold to use as data points. Some left after 3 weeks and others months into their listing at ADDvantage. We decided to track every listing right to its sale date and sale price to see if any of these sellers actually did better or worse than their last listed price at ADDvantage. The numbers are both surprising to us and shocking.
First, not one listing sold for more than their last listed price at ADDvantage. Sellers that did sell while listed at ADDvantage flat fee MLS sold just 6% under their last listed price compared to an amazing 32% less for those sellers that canceled their listing with ADDvantage and went with a full-service agent. To boot, these sellers took an extra 169 days on the market to close after they left ADDvantage. And that’s not all. They paid an average of $8,345 more in real estate commissions!
So what does this say? To me, price, not the agent, determines the speed at which a home sells.In today’s Internet driven world, buyers have access to data online from Realtor.com, Zillow.com, property appraisers office for closed sales and thousands of buyer’s agents (Realtors) provide buyers with CMA’s (Comparable Market Analysis) studies that they use to guide their buyers as to how much to offer on a home. Realtors make offers based on comparables because appraisals are comparable based. If a home doesn’t appraise, they could lose their deal and the commission.
While our Flat fee MLS v. Full-service data points for our analysis are 100% true and accurate, there are other variables such as service and marketing. This is where we exceed any full-service in Florida. Our Internet marketing is one of the most aggressive of any real estate companies in Florida. We receive calls from other Realtors daily about listings that aren’t even ours. They are just on GetMoreOffers because a buyer of theirs called them on a listing they found on our site. We receive over 60,000 buyers website hits per month on getmoreoffers.com as well as 100′s more feeder sites to garner a significant Internet presence. Every call at ADDvantage is answered by real people 7 days a week. Every buyer lead, every Realtor showing request is handled professionally with no “call the call center” as most full-service Realtor do. Call centers aren’t open on weekends, we are.
