In a buyers market, I parallel leaving too much room to negotiate in your listing price to fishing for grouper in a lake. What a waste of time! My pricing methodology works well because once the sales price is refined to a point where we are confident we can get a buyer, I coach the buyer’s agents to bring their offers in at full-price.
